Property Management Services
Property Management Service includes, but is not limited
to:
1. PAYING ELECTRIC BILLS: If one is not delivered (which happens from time to time) we
call a computer, get the amount owed an pay before cut
off date. If applicable we also receive and pay out of clients account with us
telecable or sky TV, telephone,
gas, water, homeowners association fees, real
estate taxes.
2. CHECKING STOVES AND HOT WATER HEATERS: Tristar maintenance department will be checking gas stoves and hot water heaters for leaks and
fixing same if problem exists.
3. MINOR TOILET AND DRIPPING FAUCET ADJUSTMENTS This happens a lot in the tropics, material only charged, minor TV adjustment also.
4. INSPECTION OF UNIT ONCE EVERY 3 MONTH BY TRISTAR
MAINTENANCE MAN:
If maintenance problem is major Tristar will email, fax or
telephone you with the problem, the suggested solution and the
estimated cost of the maintenance work needed.
5. HOUSEKEEPING DEPARTMENT. Each service includes: sweeping, moping, dusting
cleaning bathrooms, kitchen, windexing all sliding glass doors/ widowns and changing sheets (when
needed) and watering plants. Tristar has inventory in English and
Spanish of
everything in the condo. Prior to a rental or guest of the owner arriving Tristar equips your
condo/villa with a starter supply of toilet paper, paper towels,
kleenex, shower sized and wash basin sized soap, dish washing soap,
clothes washing soap and scrubbing pads. These expenses are charged
to the owner along with cleaning chemicals which include but are not
limited to window cleaning, floor cleaning, tub and wash bowl,
toilet, dusting, ant spray, wood polish and paper towels.
Any maintenance problem
or missing items are reported to Tristar management by maids.
6. SPECIAL SERVICES Keeping abreast of Homeowners Association actions or lack of actions and informing owners
of same communications with owners via E-mail, fax or telephone. Certain special services
differ from condo to condo ie: Receiving your guests at Tristar and getting them settled
in your condo with a "Welcome Wagon" type general information packet.
7. RECORD KEEPING
Tristar accounting keeps accurate records of all financial transactions that have to do
with your condo/villas.
8. EMERGENCY SERVICES: Locked out of condo (guest, tenants or owners) or bedroom door locked from inside. There
will be a person in charge after 6:00 pm.
